The Home They Didn't Buy Was The Best Decision They Ever Made

Everyone thinks buying a home is about finding the right one.
Sometimes it's about avoiding the wrong one.
One of the most memorable homes I've inspected wasn't memorable because of the house - it was memorable because of the people.
They were a hard working blue collar couple trying to purchase their first home. It was in a small town, next to a park, with a detached garage. They could already picture themselves living there.
They were excited.
Then came the Home Inspection.
Everything changed.
As I worked through the home, I found several major concerns. There were significant electrical issues, extensive termite damage, cracks in the foundation and failing support piers in the crawl space. The structural problems were serious enough that parts of the home were beginning to settle making floors not level.

When we went over the inspection It was clear they were disappointed. Walking away from a home you've fallen in love with isn't easy.
They decided not to purchase the home.
Some might call this a failed deal. I don't. I did my job and saved them from a money pit. The cost to fix the problems would have been in the thousands.
Money they simply didn't have.
They found another home. That deal fell through.
We stayed patient.
Eventually, they found another home. They made an offer and today they're getting ready to close on what they believe will is the right home for them.
They told me they were grateful for the inspection because it helped them avoid a home that would have required major repairs they weren't ready to take on.
Looking back they didn't lose their dream home.
They avoided the wrong one.
That's one of the reasons I believe buying a home isn't about rushing to the closing table.
It's about making a decision you can feel confident about years later.
