I created Wabash Valley Home Guide to share what I've learned and give people straightforward information they can actually use.

Answer: There isn't one timeline that fits every buyer. Your timeline can depend on how quickly you find the right home, financing, inspections, appraisal, title work, and the terms of your purchase agreement.
Once you're under contract, the process often takes several weeks to reach closing, but it can be shorter or longer depending on the transaction. Before you start looking, getting pre-approved with a lender can help you understand your budget and make the buying process smoother.
Indiana's IHCDA also recommends starting with a participating lender if you're exploring it's home buyer programs.
The important thing isn't rushing the process. It's understanding what needs to happen at each step.

Answer: It can be-but it depends on your home, price range, your neighborhood, and your reason for selling.
The Terre Haute market is still active, but buyers have more choices than they did during the tightest parts of the market. Recent local data shows strong home-price activity, while other measures show listings taking longer to sell.
That means simply putting a house on the market and expecting it to sell quickly isn't a strategy. Pricing it correctlym preparing it properly, and understanding what buyers are looking for matter.
